Role Description The Chief Engineer is a full-time, on-site role based in Colombo, responsible for overseeing all engineering, maintenance, and technical operations across assigned property. This role includes planning and supervising preventive and corrective maintenance of building systems such as HVAC, electrical, plumbing, fire protection, and other mechanical services. The Chief Engineer will lead and mentor the engineering team, allocate work schedules, monitor performance, and ensure compliance with safety standards, regulatory requirements, and company policies. Daily tasks include coordinating with external vendors and contractors, managing maintenance budgets, reviewing technical reports, and resolving technical issues to minimize downtime and enhance asset performance. The Chief Engineer will also contribute to energy efficiency initiatives, support improvement projects, and collaborate with property management and other stakeholders to deliver a high standard of building operations and occupant comfort.
Qualifications
- Strong technical expertise in building services engineering, including HVAC, electrical systems, plumbing, fire protection, and other mechanical systems.
- Proven experience in facilities management, property maintenance, or engineering operations within commercial or mixed-use developments.
- Demonstrated leadership skills in supervising engineering teams, delegating tasks, and developing staff capabilities.
- Ability to manage maintenance plans, budgets, and vendor relationships, with a focus on cost efficiency and asset longevity.
- Solid understanding of occupational health and safety standards, local building codes, and regulatory compliance requirements.
- Excellent problem-solving and decision-making skills, with the capacity to respond effectively to technical emergencies and complex operational issues.
- Strong communication and collaboration skills to work with property management, tenants, contractors, and internal stakeholders.
- Bachelor’s degree or equivalent qualification in Mechanical, Electrical, or Building Services Engineering; professional certifications in facilities or engineering management are an advantage.
- Experience with building management systems (BMS) & ELV Systems, computerized maintenance management systems (CMMS), and basic MS Office tools.
- More Than 10 years hands on experience in Building Operation & Maintenance is a must.
