Position
Role: Real Estate Services Specialist
Responsibilities
- Provide pre-negotiation project, parcel and property owner due diligence and non-complex negotiations for acquisition of rights relative to public or private projects as assigned
- Review appraisals and research comparable properties, prepare Market Analysis and Waiver Valuations following the Federal and State guidelines as applicable
- Verify ownership and the extent of interests; prepare offer packages; and maintain complete and detailed records/files with owner contacts, agency representatives, project team
- Prepare non-survey quality maps, drawings, exhibits and detailed progress reports to provide to owners and clients to aid in the Agent’s negotiations
- Communicate effectively with internal and external clients
- Demonstrate strong time management and organizational skills
- Experience with federal, state and local agencies, private industry and landowners to facilitate the acquisition of necessary right of way for public projects
- Knowledgeable in title research and utility acquisition practices for permanent and temporary easements
- Be proficient with MS Office (Word, Excel, Outlook, PowerPoint)
- Experienced with relational databases and agreement documentation
- Conduct research and navigate the Internet
- Read, review and quality check engineering project plans and legal descriptions
- Draft various types of real estate documents, such as but not limited to deeds, easements, leases, and purchase agreements
- Be available for travel (in state and out of state) as needed
Qualifications
Preferred Qualifications
- A minimum of 5 years experience with public agency acquisitions
Required Qualifications
- Bachelor’s degree
- Proficiency with Microsoft Office, Excel and Project
- ARGUS and ECONPAK software a plus
- Ability to write legal descriptions
- Knowledge to draft real estate documents: deed, easement and lease
- Experience and procedure using purchase property as an eminent domain purchase
- Active participant in HDR’s employee-owned culture
