Job Description:-
1. Strategic Maintenance Planning
* Asset Management: Develop and oversee a comprehensive asset register for all technical equipment.
* Maintenance Strategy: Design and implement Preventive, Predictive, and Corrective maintenance schedules to minimize downtime.
* Life Cycle Costing: Analyze equipment performance to determine when to repair versus when to replace (CAPEX planning).
2. Operational Leadership
* Team Management: Lead a team of technicians, engineers, and external vendors.
* SLA & KPI Management: Ensure all service level agreements are met, tracking metrics like Mean Time to Repair (MTTR) and Mean Time Between Failures (MTBF).
* Emergency Response: Act as the final point of escalation for critical equipment failures.
3. Financial & Energy Management
* Budgeting: Manage the Annual Maintenance Contract (AMC) budgets and spare parts inventory.
Key Responsibilities:
- Perform preventive and corrective maintenance as per the schedule.
- Diagnose faults and carry out repairs on electrical, mechanical, or electronic systems of machines.
- Respond promptly to service calls and ensure minimum downtime for clients.
- Work closely with the technicians to attend every breakdown machine on time.
- Maintain service reports, machine logs, and feedback records accurately.
- Coordinate with the team for spare parts planning and inventory.
- Educate and train end-users or housekeeping staff on proper machine usage and basic maintenance.
- Install and commission new housekeeping machines at client premises.
- Ensure compliance with safety standards during service operations.
- Travel to multiple client sites as required for service coverage.
Qualifications & Experience:
- Bachelor’s Degree in Mechanical, Electrical, or Equivalent.
- 5+ years of experience in FM or Industrial Maintenance, Floor Cleaning Equipment (preferred).
- Hands-on experience with floor scrubbers, sweepers, vacuum cleaners, etc.
- Technical Proficiency in CMMS (Computerized Maintenance Management Systems) and IoT-based monitoring.
- Basic knowledge of electrical and mechanical troubleshooting tools.
